Arising from an invited competition, the design brief has been rewritten many times due to the sensitivity of the surrounding area. The Proposed Site is nestling between JALAN GASING and JALAN TEMPLER in a cluster of neighboring development consisting of mainly low rise low density residential and commercial. The brief history is that the land is gazetted as low density residential enclave in accordance to the MBPJ local plan due to expire in 2010. As at to date, the land owner wish to repeal the status of the land to commercial in view of the neighboring commercial enclave is of most suited for the site. The current lots as mentioned is HSD 16678, PT 320 and HSD 16679, PT 321 Daerah Petaling, Keluasan 7.5 Ekar, FreeHold, Expressed Conditions: Building.

A search was done in MBPJ. Currently gazetted as low density residential. In progress of change of land use from residential to commercial.

The business development approach the group is undertaking build upon the following principles:- Integrated Commercial Development with High Rental Yield for the commercial spaces inclusive of building and services management. Business and Shoppers Friendly. In line with the call for corporate social responsibility, the group undertook to provide an environmental friendly urban design approach maximizing on plot ratio and building height yet able to provide sufficient green lungs and urban design for the pedestrian and handicapped alike. The Vertical Zoning is ear marked as the followings: - Shop Offices Mall Subterranean Mall Plaza The development data is meant to be a condition precedent, the layout, however is subject to further deliberation.

In collaboration with SPARCH, the initial idea is place all functional space into a kidney shaped containers which appeared to be plain on the external. This is a small detached house design as an experimental prototype of a FengShui incorporated house. The design takes the orientation of a post-modern face lift emphasis on the corner windows, large span overhang, hooded windows and glass balcony for unobstructed views.

Attempt to address an amalgamation of smaller lots of terrace commercial shop lot into a free standing structure with the program of a hotel. Situated at the bustling Jalan Kuching, the program called for a conventional 3 stars hotel.

Internal layout is designed to maximize number of rooms. Facade treatment with ribbon windows and sun shading devices are apparent with the modulating balconies to create some dynamics to the glass box structure.

The roof top is utilized as the observation tower cums gymnasium fronting the roof top pool overlooking the entire CBD of Kuala Lumpur.

We smell the site, we know what inspired us most. A cheese, where shoppers are dire to shop till they drop.

A tapestry of hyperactivity mall and an oasis of commercial beacons snuggling liked the bubbly holes covering the entire cheese, with activities running wild…

The massing is truly magnificent. Based on a low plot ratio, we designed the commercial enclave as a distinct cheese cube to be recognized from a far while the tower block rise up above the skyline capturing view of the down town CBD and the serenity of Selayang.

The layout is a cluster of shop offices surrounding a central court which will bring access to the subterranean mall. The movement of people through the perforated ground levels shop, punctuated by the crown mall is an excellent oasis for shoppers and yuppies to hide and seek their choice of cheese.

The Anchor Mall is a stacking of cheese boxes giving it a flavors on its own. This act as a landmark, denoting the beginning of the development. The function is to lure “mice” into the maze of shopping pleasures, promised by the boulevard and a subterranean mall. One needs to go in to understand…

In the course of the work as an Architect, very often we design buildings for the livings. Occasionally we designed memorial and monuments in the western sense. However, there are times when we were called in to design the Ancestral house for the Tycoons. Similar to the one we often see in Malacca, called the Chee Mansions, ancestral house is where all the ancestral tablets were displayed and worship. This is one of those monuments that must fit into the templetes of FengShui, so it is by default a square building, with or without courtyard and multiple rooms for the Guests, living and deceased.

The layout is rather straight forward with the ground floor reflecting the reception, open void deck for multi-purpose activities, the main shrine and the center court. The upper stories reflect a series of rooms with the viewing deck. There are some FengShui aspect that were not shown in these plans as it is the first draft proposal.
